How does it work?
House with Tick We have a choice of fixed and variable mortgage options
House with Tick Flexible repayment options
House with Tick Up to 80% LTV available for combined value of your site and build, however we can't lend for your site purchase
House with Tick Up to four flexible stage payments so finance is there when you need, your first drawdown must be within 6 months
House with Tick Repayments based on the amount you’ve drawn down
House with Tick Maximum term is 35 years for loans less than £500,000 & 30 years for loans over £500,000
House with Tick We offer mortgages for timber framed homes
House with Tick Our mortgage advisers available to meet at a time and place that suits you
House with Tick Your self build property must be in Northern Ireland
Our Self Build mortgage handy checklist
You’ll need the following documents and information
test Identification (e.g. passport) and current proof of address (e.g. bank statement)
test Income and expenditure details (e.g. 3 months payslips and bank statements)
test House plans and specifications
test Fixed price contract with breakdown of costs if employing a builder to manage your build
test Confirmation as to how the site was acquired by the customer. If gifted, Letter of Waiver required
test Details of any current borrowing on the site
test Details of building works carried out to date
test Estimated completion date
test Confirm type of certificate, Architects Certificate or NHBC Certificate
test Details of estimated Building Costs, if Fixed Price Contract, copy of contract must be provided
test Verbal confirmation from the customer planning permission and full building control approval have been obtained
Your Solicitor may also require:
test Grant of Planning Permission
test Land Registry Folio map indicating the site
If you are managing the build yourself, you will also need to provide these
test A letter from an architect/engineer detailing build costs
test Confirmation from an architect or chartered building surveyor that they will supervise the construction
